exclusive brokerage agreement

The exclusive brokerage agreement obliges the agent for intensive efforts
to achieve the desired purchase or sale and the rental out to come to a good conclusion.

Especially in the brokerage of residential or business spaces, the experience showed that with determination and considering that the potential tenant cannot compete with other brokers, the exclusive brokerage agreement achiesves a better outcome for the owner.

The activities of the agents includes for example the adequate adverstising on his own expense. In return, the client renounces to cooperate with other agents or third parties. The broker provides an exclusive contract for all his expertise, his connections and his knowledge of the market as well as his knowledge of the complete processing procedures of a real estate business in the service of his clients.

In a general contract without exclusivity the broker is not obliged to fulfill special activities to achieve the goal of selling or letting. *In general contracts the potential buyer risks to pay. A property that is offered from different brokers automatically looses credibility.
